Road Map
Step 1

Step 4
Set Showings
Together, we'll choose the homes you like best and arrange showings for you to see them in person. For our out-of-town buyers, we can also provide virtual tours.
Step 2
Get Pre-Approved
Connect with a local lender to get pre-approved for a home loan. This will help you understand your budget, and by choosing a LOCAL lender, you'll work with someone who knows exactly what you need for a mortgage in Northern Alberta.
Step 5
Make an Offer
Once we find your perfect home, we'll draft a purchase contract. This will include details like inclusions (such as a fridge and washer/dryer), move-in dates, conditions (like financing or property inspection), and terms (such as a 24-hour walk-through before move-in)
Step 3
Start Searching
With your ideal price range in mind, we can now begin finding homes that perfectly match your criteria.
Step 6
Negotiate and get that Offer Accepted
After negotiating with the seller, we finalize the terms and make the necessary changes to the contract. Take a moment to celebrate—your offer has been accepted!
Next, we'll contact your lender to share the good news and provide all the required documents to move from pre-approved to officially approved.
(And remember—don’t buy a car just yet! Wait until you have the keys to your new home.)
Step 7
Inspections
The 'pending' or 'conditional' phase typically lasts about two weeks. During this time, we may need to:

Schedule property or septic inspections

Step 10
Take Possession
Once the seller confirms that the funds have been transferred, we’ll get the key release—usually around noon. That’s when it’s time to move into your new home
Step 8
Removing Conditions
Once all conditions meet our standards and we sign a waiver, the property status changes from 'conditionally sold' to 'sold.'
If we’re not satisfied for any reason, we’ll sign a non-waiver and revisit the earlier steps.
Step 9
Waiting and Lawyers
You’re almost there!
Before meeting with your lawyer, you'll need to secure homeowners insurance. Shop around and consider bundling it with other policies if possible. Different provinces have varying requirements, so it's best to go with a local or Alberta provider. If you need assistance, don’t hesitate to reach out—we’re here to help.
About 1-2 weeks before possession day, your lawyer will contact you to schedule an appointment. While each situation is unique, you’ll need to bring your proof of homeowners insurance and picture ID.
In the meantime, start transferring your internet, utilities, and forwarding your mail to your new address.
